Managing Emergency Situations in your Owners Corporation: There when you need us the most

Strata Plan takes the safety of its customers and their buildings seriously and we will always recommend that our customers take up all relevant safety checks as frequently as a building’s circumstances demand it. On very rare occasions, things can still go wrong and while thankfully Strata Plan has the ability to effectively manage emergency situations when you need us most.

On August 3, 2016 a small fire broke out in the garage at 7-13 Dudley Street, Caulfield.

The 77-lot building is primarily used for student accommodation, many of whom are studying in Australia from foreign countries and speak a variety of languages.

The fire alerted the Melbourne Fire Brigade to attend the scene and enact the building’s evacuation plan, with all residents being evacuated and accommodated at Monash University thanks to Glen Eira Council.

Strata Plan was alerted to the fire at 2:30 am, when a call was made to our after-hours emergency service, and immediately got in contact with Ausbilt, one of our trusted contractors, to send an electrician to investigate the cause of the blaze. It was determined that the main switchboard and Fire Indicator Panel, located in the garage had caught fire.

Thankfully, the MFB were able to contain the fire to a single location.

The next day, Strata Plan staff were on-site first thing in the morning, when the MFB declared the building unsafe, due the damage the fire had caused to the FIP – which needed to be reinstated before the building could be deemed safe. Strata Plan then worked with Victoria Police to secure the building, while Glen Eira Council continued to provide services to residents at a community oval across the road from the building.

Strata Plan arranged for fire safety services contractor Essential Safety Solutions to attend site and re-instate the FIP, which was completed on the same day.

The MFB declared the building safe, though there was still no power due to the damage done to the switchboard. This was solved as Strata Plan moved swiftly to engage Ausbilt electricians once again to collect the required parts from Laverton – some 32km away – and complete the repairs all on the same day.

The power was re-instated by 6:00 pm on the same night, and the residents were able to re-occupy the building without any further issues, thanks to the rapid co-ordination of Strata Plan and prompt attention of emergency services.
